Which FHA lenders actually approve people?
Every "best FHA lenders" list you will find is built on rates, fees, brand names or paid placement. None of them tell you the one thing that decides whether you get a house: how often that lender says yes.
That number exists. Every US lender reports every application outcome to the federal government under the Home Mortgage Disclosure Act. Below are the approval rates for the 100 largest FHA lenders in 2025, computed from the complete record — 928,266 decisioned applications at these institutions alone. Nobody paid to be on this list and nobody can pay to be removed from it.

Read this before you read the table. A high approval rate does not mean a lender is "better" or that you will be approved. Some lenders screen applicants informally before a formal application is ever recorded, which keeps their reported rate high. Others take every application and decide formally. What the table shows is what happened, not what will happen to you — and that is still more than any sponsored list will tell you.

What the spread actually means
The gap between the top and bottom of this table is not a rounding difference. At the top, roughly nineteen in twenty applications ended in approval. At the bottom, roughly one in five. Same federal loan program, same year, same rulebook.
The obvious objection is that these lenders receive different applicants — and that is true. It has been measured. Standardizing every application by state, loan amount, income, debt-to-income band and loan-to-value band, applicant mix explains a 2.7-fold range in expected outcomes, while the observed spread stays far wider, and the ranking barely moves after adjustment (rank correlation 0.919). One case that is hard to explain any other way
Two entities under the same corporate parent appear in this table. Lakeview Community Capital approved 98.2% of its decisioned FHA applications. Lakeview Loan Servicing approved 43.0%. Same roof, same program, same year.
How to use this if you are actually shopping
Three questions worth asking any lender before you apply, all of which this data lets you check afterwards:
- How often do FHA files like mine get through here? A lender that has never thought about the question is telling you something.
- If something is missing, do you issue a conditions list, or deny the file? This matters more than it sounds: at most lenders "incomplete application" is a median 1.8% of denial reasons — at one large servicer it is 75.2%. Why that gap exists.
- Is my loan size typical for you? Small loans are denied more often almost everywhere — in Idaho, a sub-$150K FHA application was denied 4.45× as often as one above $250K.
And check your own metro rather than the national table: inside a single city the spread between lenders is often wider than the national one. In Cleveland the five highest-volume FHA lenders ranged from 6.4% to 80.1% denied.
