Get Their NMLS ID Number
Ask your loan officer or broker for their NMLS ID number. It should be on their business card, email signature, or any disclosure document. A licensed professional will provide it immediately without hesitation.

Go to NMLS Consumer Access
Visit nmlsconsumeraccess.org — this is the official free public database maintained by the Conference of State Bank Supervisors. No login required.

Search by Name or NMLS ID
Enter the NMLS ID number or the loan officer's full name. For best results, also include their state. The search is free and takes about 10 seconds.

Check Their License Status
Look for "Approved" status in the state where they're doing business with you. Also check: any disciplinary actions, the company they're sponsored by, and how long they've been licensed. Red flags show here.

Verify the Company Too
Search for the mortgage company by name or NMLS ID as well. The company's license should be active in your state. A licensed loan officer at an unlicensed company is still a problem.

Red Flags to Watch For

🚩"We lower profile match: NMLS" — every legitimate US mortgage originator must be registered
🚩License shows "Surrendered," "Revoked," or "Suspended" — walk away
🚩Disciplinary actions on file — review carefully before proceeding
🚩They pressure you to skip the verification — a sign they have something to hide
🚩Company isn't licensed in your state — the loan may not be legally enforceable
