Mortgage Denial๐ Austin, TX2 days ago
Chase denied me. The credit union approved me 6 days later. Same everything.
760 credit score. $140K income. $280K loan. Chase sent a denial letter citing "insufficient employment history" โ I've been at the same company for 4 years. Applied to a local credit union on a friend's advice. Approved in 6 days. Never got a satisfying explanation for the first denial.
โ Outcome: Closed on the house. Rate was actually 0.25% lower at the credit union.

Tenant Problem๐ Miami, FL5 days ago
Bought a house. Previous tenant refused to leave for 4 months.
Nobody warned me the sellers had a month-to-month tenant who had no intention of leaving. Closing went through fine. Then I showed up with keys and found someone living there who said "my lease doesn't end until I say it does." Florida eviction process took 4 months. I was paying a mortgage AND rent somewhere else the whole time.
โ ๏ธ Outcome: Eventually resolved. Cost me ~$12,000 in dual housing costs and legal fees.

Hidden Cost๐ Nashville, TN1 week ago
My "affordable" home turned out to cost $800 more per month than the listing suggested.
The listing showed $2,100/month mortgage. Nobody mentioned the HOA ($340/mo), flood insurance requirement ($280/mo), and property tax revaluation that happened 3 months after I bought (added $190/mo). I was budgeting for $2,100. I'm paying $2,910. The math everyone does is wrong because everyone only looks at P&I.
๐ด Outcome: Barely managing. Would have bought something cheaper if I'd known the real number.

Success Story๐ Detroit, MI2 weeks ago
Denied 3 times in 2 years. Approved on the 4th try after fixing one specific thing.
Three national bank denials over two years. Each time: "insufficient credit history." I kept fixing what I thought they meant. Added a card. Waited. Applied again. Denied again. Finally someone explained that my actual issue was a $340 medical collection from 2019 that I didn't know existed. One dispute. 60 days. Gone. Applied at a credit union. Approved in 11 days.
โ Outcome: Closed. Detroit market. $187K home. $1,240/month all-in. Neighbors think I'm crazy. I think I found the best deal in America.

Prices and rates are widely reported. Whether a lender says yes is not. In the complete 2025 federal record, denial rates across the 100 largest FHA lenders ran from 1.8% to 78.7% — same programme, same year.
And it is not simply who applies where: standardizing on state, loan amount, income, debt-to-income and loan-to-value, applicant mix explains only a 2.7× range in expected outcomes.
