Periodically, we pick a real $1M+ listing from Zillow and run the brutal math. What salary do you actually need? Can a doctor afford it? A surgeon? A CEO?

๐Ÿฆ Banker's Verdict
Miami Beach is a trap. The listing looks like a lifestyle upgrade. The math looks like financial suicide. $14,820 a month before you eat, before you travel, before your kids go to college. And that's before Florida's insurance crisis adds $2,000โ€“$4,000/year to your HOA. The people buying this aren't financing it โ€” they're paying cash. If you're asking whether you can afford it with a mortgage, you already have your answer.

๐Ÿฆ Banker's Verdict
Malibu isn't a mortgage story. It's a liquidity story. At $4.75M, you're in jumbo territory where lenders want 12 months of reserves, 720+ FICO, and documented income that most people โ€” even very well-paid people โ€” can't show on paper. An actor making $5M per film? Irregular income. A tech founder pre-IPO? Net worth on paper, cash poor. The math on this listing doesn't work for 99.9% of people with a W-2. It works for people who've already won the game.

๐Ÿฆ Banker's Verdict
This home requires $520,000/year in gross income to stay within the 28% housing rule. At 7.1% with 20% down ($260,000), the all-in monthly cost exceeds $9,100. That's before groceries, retirement, or a car payment. I've seen surgeons get denied for homes like this. The math doesn't care about your credentials โ€” or your taste in countertops.

How the Challenge Works

Periodically, we pick a real $1M+ listing from a major US city. We run the full financial analysis: all-in monthly cost (principal, interest, property taxes, insurance, HOA), the salary required to stay within the 28% housing rule, and the House Poor Score.

Then we ask the question nobody asks at the open house: can a surgeon afford this? A senior engineer? A school teacher? The answers are usually uncomfortable.

The goal isn't to say "you can't buy a home." It's to show that the price tag on a listing tells you almost nothing about what it actually costs to live there.

Prices and rates are widely reported. Whether a lender says yes is not. In the complete 2025 federal record, denial rates across the 100 largest FHA lenders ran from 1.8% to 78.7% — same programme, same year.

And it is not simply who applies where: standardizing on state, loan amount, income, debt-to-income and loan-to-value, applicant mix explains only a 2.7× range in expected outcomes.
